Ramiz has been a link between two worlds his whole life, between Croatia and the Netherlands, between languages, between people who needed someone to translate not just words but systems and expectations. That is what Link2Home is built on. Not a sales process. A way of working that puts the person first, every time.
Home means more than four walls. It is the feeling of truly belonging somewhere. That is what Ramiz wants every client to walk away with. Not just a set of keys.

Most people come to Link2Home for one of three reasons. All of them start with the same conversation.
You want to be here. We help you figure out where, find the right place and stay with you through everything that comes after the search.
Learn moreNot just a list of listings. Ramiz searches actively, vets every property before you see it and negotiates directly with sellers on your behalf.
Learn moreOrson looks after properties as carefully as if they were his own, whether you live here full time, rent it out or visit a few times a year.
Most agents send properties within an hour of first contact. Ramiz starts with a conversation about why you want to be here at all. The listings come after.
If a property has title problems, a bad location for your situation or just is not right for you, we say so. Even if it costs us a sale. Especially then.
Dutch, English, Croatian and German. Ramiz switches between them in a single working day, which matters more than it sounds when you are negotiating a contract in a country that is not yours.
Every lawyer, notary, plumber and tradesperson we recommend has been worked with directly. Not found online, not pulled from a directory. That distinction matters when something goes wrong.
Most of the best matches happen before a property ever reaches a public listing. But this gives you a sense of the areas and price ranges we work across.
We focus on Istria and Kvarner because we know them well. Not from a database, from years of living, working and building relationships here.

Rovinj, Poreč, Pula along the coast. Motovun, Vodnjan and Labin further inland, where the pace is quieter and the prices give you more room to think. Each place has its own character and a track record of international buyers settling in comfortably.

The Opatija Riviera from Volosko to Lovran on one side of Rijeka, Crikvenica on the other. Quieter spots like Mošćenička Draga and Ičići in between. Slovenia fifteen minutes away. Italy just over an hour. Austria two and a half hours by car.
“You cannot do better than Ramiz. He knows the market. He will learn from you what you want and decipher into what is possible... Don't let the easy going nature fool you. He is highly professional, easy to work with and efficient.”

“I feel incredibly lucky to have come across an agent like Ramiz, because my previous experiences with various agencies were often frustrating. Ramiz stands out for his ability to listen carefully to a buyer's needs, assess them realistically and give an honest picture of what is actually available on the market.”

Founder & Sales
Dutch · English · Croatian · German
Ramiz became an agent the long way round, through two frustrating searches of his own, years of falling in love with this country before he ever moved here and one notary signing where someone finally took the time to explain everything properly. That moment stayed with him. It is what Link2Home is built on. He speaks Dutch, English, Croatian and German and will tell you plainly when something is not right for you. Even when it costs him a sale.

Property Management
Dutch · English · Croatian · German
Orson came to property management the same way Ramiz came to real estate, by caring more than the job description requires. He is the person who showed up during a flood in Rijeka, dried a hundred square metres of floor by hand and still got to other properties before the storm hit them too. He folds the towels, lines up the cutlery and sends photos without being asked. Reliable is not a strong enough word for it.
That is the first question Ramiz always asks. If you have an answer, or you are still figuring one out, that is reason enough to get in touch.

Honest, personal guidance for buying, renting or managing property in Istria and Kvarner.
